Nishuane Group was retained to research and assess sites that could be used for arts and cultural activities. Scope of worked included an inventory and analysis of vacant and underutilized parcels that could be rehabilitated or re-purposed for art uses. The investigation and findings considered the physical traits of the sites and its potential suitability and capacity to create an overlay zone for art based uses. The process resulted in the development of an illustrative listing of opportunity sites/parcels, recommended typologies and design requirements that could be considered for arts and cultural redevelopment. Noted were the mixture of physical assets, underutilized sites and available real estate that could be redeveloped into galleries, outdoor performance spaces, theaters, a performing arts center, flexible studios and live/work spaces. These observations encouraged the planning team to convey the potential outcome of established arts mixed-use facilities and how it can be suited to Perth Amboy’s environment. The assessment encourages future arts and creative economic investments toward the development of a healthy community. Additionally, the analysis was used to support zoning amendments and redevelopment plans. Finally, the recommendations in the analysis can show readers the variety of ways that properties can be redeveloped in a manner that may address varied interests in the community.
